Located within a lovely semi-rural location, in the heart of Tyne & Wear, and just a short drive from the coast, Cleadon Village is a highly regarded, affluent location, popular with families. It’s a historic village, and as such, there are some stunning period properties on the market. Its proximity to the countryside is also a major draw, and its elevated position on Cleadon Hills, means that locals can enjoy impressive views of the surrounding landscape.

The village was fist established in the medieval period, dating as far back as 1183, and many of the houses set within ‘the plantation’ form part of Cleadon’s conservation area, which ensures their heritage is well protected for the future. Some of the properties date as far back as the fifteenth century, with its oldest home even containing an original priest hole. There are several other remnants of the past here too, such as the windmill and the water tower; a Grade II listed building that can be seen from miles around.

However, there’s much more to Cleadon than just history. It boasts a thriving community, great amenities, and an easy journey into both Sunderland, South Shields and Newcastle. Cleadon has a diverse range of properties, with something on offer for everyone. It’s best-known for its attractive larger style period homes; many of which are situated in the heart of the village. The houses in the village vary in size; from spacious Victorian manor houses, to cosy two-up, two-down terraced cottages. As you might imagine; these character properties are sought-after, and tend to be snapped up quickly. However, these very rarely come onto the open market.

Many of the detached homes in the area date from the early 1900s through to the 1930s, and come with attractive features such as bay windows and porches together with large plots. There are also a few 1970s properties, which offer plenty of internal space, and light, airy dimensions throughout. Developers have been busy in the village too. The Cleadon Lea development is particularly popular, and is perfect for families seeking good-sized homes with gardens and driveways.

Cleadon is ideally situated to enjoy everything the Sunderland area has to offer. The city itself is only five miles away, and has everything you need for a day out with the family; including cinemas, bowling alleys, galleries, museums and much more. Newcastle is also within easy reach, and is only ten miles away.

This is a great area for children, with plenty of activities in the vicinity. It is also known as a safe place for children, with many locations being a favourite, including Cleadon Park and Cleadon Hills. North Lizard Riding School and other nearby equestrian facilities are sure to appeal to those who love horses, and are all within walking distance, as Cleadon Village is renowned for its equestrian heritage. A few more miles out, you’ll find attractions like WWT Washington Wetland Centre, Ocean Beach Pleasure Park (South Shields), and Haven Point, which has swimming pools, water slides and jet sprays.

If you’re keen on walking or cycling, you’ll love the numerous trails and parks in the area. For example, South Shields South and North Marine Parks are ideal for a stroll (or a trip on the boating lake), and the local beaches provide a wonderful backdrop for a walk with the dog.

For a good night out, it’s handy having two major cities on your doorstep. Sunderland and Newcastle have a wealth of nightclubs, bars and restaurants, and the local transport connections mean you can reach both really easily.

There are two pubs in the village; The Britannia Inn and the Cottage Tavern together with the recently opened The Stables micropub. Both are highly rated, and provide a welcoming ambiance, along with a good selection of drinks and food. During the day, you might prefer to pop into the Bon Appetit Café, which serves a range of light bites.

You’ll also find some great independent shops here; including an antiques shop, a deli, a clothes store and a chemist. There’s also a garage, which is handy if you need to top up on petrol. There’s a local One Stop for all your grocery requirements, and several larger supermarkets are just a short drive away.
